Please find below our list of rental requirements. Note that we also require an emergency contact and a personal reference in case the emergency contact is unreachable:
- A rental/credit application is necessary for all adults (18 years and older), regardless of employment status.
- Two forms of identification are required to process the application, such as Government ID/Driver's License, Alien Card, Social Security Card, or Passport.
- A minimum of six months of current and/or previous employment is needed.
- Income must be approximately 2.25 times the net monthly rent.
- Three months of current pay stubs and verbal confirmation of employment are required.
- Rental history verification for current and previous addresses up to three years is mandatory.
- We allow two pets per unit (no weight restrictions, but breed restrictions apply). A charge of $40.00 per pet will be added to the total rent, along with an additional pet deposit.
- Our community is non-smoking; smoking is prohibited in apartment units and anywhere on the premises.
- A non-refundable application fee of $50.00 per adult applicant is required.
- Renters insurance is mandatory.
